Dubai rent increase calculator — what the law allows

Two figures — your current rent and the market average — and Decree 43 of 2013 sets the ceiling: from no increase at all up to 20%. The same bands the DLD Rental Index applies.

How the cap works

The law never asks what the landlord wants — it asks how far your current rent sits below the average for similar units. Within 10% of the average the answer is simply no increase; the ceiling then steps 5%, 10%, 15% and never passes 20%. The average itself comes from the DLD Rental Index, built from registered Ejari contracts and, since 2025, rated building by building. The same bands govern every sector the DLD calculator has a tab for — residential, commercial, industrial, industrial land and staff accommodation — and this tool serves them all, since both figures are yours to supply.

What this property actually returns

The service charge is the largest gap between gross and net, and it is set per building rather than per area — two flats in the same community can differ by a third. The empty weeks matter almost as much: one month between tenancies is 8% of the year gone before any cost is paid.
