What this property actually returns

Gross yield is the number every portal quotes. Net yield is the one you can spend — after the service charge, the empty weeks and the agent.

Enter the price and the annual rent to see both yields.

Not included: mortgage interest, income tax in your own country, furnishing, the DEWA deposit, and any special assessment the building levies. Rents here are quoted yearly and usually paid in one to four cheques.

Why the two numbers differ so much

The service charge is the largest gap between gross and net, and it is set per building rather than per area — two flats in the same community can differ by a third. The empty weeks matter almost as much: one month between tenancies is 8% of the year gone before any cost is paid.

Does this property qualify for the golden visa?

The threshold is on qualifying property value, a mortgage is permitted up to half the value, and off-plan property became fully eligible in April 2026 — the earlier requirement to have paid half the price first was removed. Joint ownership counts when each owner's own share reaches the floor.
