Renting in Dubai: what a tenant needs to know

Renting in Dubai works differently from what many tenants are used to. The two biggest differences: rents are quoted annually, and payment is made by cheque.

The first thing you notice in Dubai rental listings is how large the numbers look. The reason is simple: in this market rent is quoted annually, not monthly. The cheque question

Rent in Dubai is normally paid with post-dated cheques, and the number of cheques is part of the negotiation. Generally, the fewer the cheques, the lower the total rent — because the landlord receives the money sooner.

Costs on top of the rent

  • A security deposit, returned at the end of the contract if the property is in good order.
  • Agency commission, usually a percentage of the annual rent.
  • The tenancy registration fee.
  • Water, electricity and district cooling — in some buildings cooling is billed separately and can be substantial.
  • Internet, and in some cases a maintenance charge.

Before signing

A furnished unit rents higher but removes the cost and effort of furnishing. For a stay of a year or less it is usually the more sensible choice. For a long stay, an unfurnished unit plus buying furniture gradually often works out cheaper overall.
