Before you decide on an area or a size, you need to know what kind of ownership you are buying. That distinction is more fundamental than any other attribute in a listing.

Dubai's property market has two kinds of ownership, and the difference is not only legal — it affects price, resale, and even whether the property can support a residency application. A foreign buyer who does not grasp the distinction early usually meets it later, at the point of selling.

What is often overlooked is that a leasehold property's value comes under pressure as the remaining term shortens. A property with fifty years left and one with fifteen are different assets, however similar they look.

Dubai has designated specific areas for foreign freehold ownership. A large share of the supply you see on listing sites comes from those areas — neighbourhoods such as Dubai Marina, Downtown, Business Bay, Jumeirah Village Circle and similar developments. What to check on the title
